Example and limits
For KRW 700 million and 84 m², the rounded acquisition rate is 1.67%: acquisition tax KRW 11,690,000, education tax KRW 1,169,000 and rural tax zero. The subtotal is KRW 12,859,000. A 150,000-won contract stamp is separate.
For ordinary housing, education tax is 10% of acquisition tax. Rural tax is 0.2% of the price only above the applicable national-housing area threshold. Exact assessment, relief, fractional interests and payment rounding can differ. Inputs are calculated in this browser and not sent to a tax service.

Q. Which purchases are supported?
Ordinary individual purchases of full ownership of a home without surcharges or relief. Multiple-home surcharges, relief, corporate purchases, gifts, inheritance, land, commercial and luxury property need separate checks.
Q. Is the rate for a KRW 700 million home 2%?
No. The KRW 600–900 million band uses a variable statutory formula. After rounding, KRW 700 million has a rate of 1.67% and acquisition tax of KRW 11,690,000.
Q. How is education tax calculated?
For the ordinary home purchase modeled here, it is 10% of acquisition tax. Do not apply that ratio to surcharges or other property types.
Q. Why enter floor area?
The ordinary rural-tax exemption depends on national-housing size: usually up to 85 m², or 100 m² for qualifying non-urban eup/myeon outside the capital region. Above it, this model adds 0.2% of price.
Q. What does the stamp amount mean?
A residential ownership-transfer contract is exempt up to KRW 100 million, charged KRW 150,000 above 100 million up to 1 billion, and KRW 350,000 above 1 billion. This is the whole contract duty, not your share.
Q. Is the result the final bill?
No. Assessment, relief, partial ownership and rounding can differ. Brokerage, bond discount and registration service fees are excluded. Confirm the filing requirements with your local tax office.

Worked example: Korean Home Acquisition Tax — Ordinary Purchase Estimate
The purchase tax base is not the publicly assessed property value. This tool estimates acquisition tax when buying a home, not the annual property-tax bill. A KRW 700 million, 84 m² ordinary purchase has a KRW 12,859,000 tax subtotal plus KRW 150,000 contract stamp duty. At 86 m² in an ordinary area, rural tax adds KRW 1,400,000.
